Security is created at the pressure point of a financing, when drawdown is imminent and documents arrive late. Registration deadlines are statutory and short, and a charge registered late may not be effective against a liquidator.
At the other end, repayment happens and nobody completes the discharge. The charge sits on the title for years. It surfaces when the property is sold, or refinanced, or offered as security elsewhere — and by then the original lender's file has been archived and the officer has moved on.
Both problems are administrative. Both are expensive to unwind.
Security Documentation, Discharge and Release (Charge, Debenture, Assignment)
Creation, perfection, registration and discharge of security — debentures over company assets, charges over land, assignments of receivables, rental proceeds and contract rights, share charges, and the release documentation and filings on repayment.
