A lease is the one document your business lives inside every day, and it is usually the one given the least attention. The standard form gets signed because the fit-out is waiting and the opening date is fixed.
Then the questions start. Who pays for the roof. Whether the renewal option was validly exercised. What happens to the fit-out at the end. Whether the rent review formula means what both sides assumed it meant.
For landlords, a weak lease means a tenant who holds over, pays late, or walks away leaving reinstatement undone. For tenants, it means being locked into premises you cannot exit, or losing the improvements you paid for.
Commercial Lease, Tenancy and Sublet Agreement
Lease, tenancy and sublet documentation setting out the term, rent and revision mechanism, permitted use, repair and reinstatement obligations, renewal rights, assignment and subletting, and the consequences of default — drafted for the specific premises and the specific commercial deal, not from a template.
Your Vision, Backed by the Right Legal Support
You build the business. We help you protect it.
Picture a lease where the renewal mechanism is a date and a procedure rather than an argument. Where reinstatement obligations are listed, not implied. Where the party responsible for each category of repair is named in a schedule. The relationship runs for its full term without either side reaching for the document in anger.

Important: Limited Slots
Lease terms are hardest to change once the tenant has taken possession or the fit-out has started. The leverage sits before handover, not after.

No problem. Most business owners aren’t legal experts! Just reach out. Our team will guide you to the right service or help you understand your options—without jargon or upselling.
Do we need to register the lease?
It depends on the length of the term and the title. We will tell you whether registration is required or advisable, and handle the statutory forms if it is.
Can you act for both the landlord and the tenant?
No. The interests conflict. We act for one side and deal with the other side's solicitors.
What is the difference between a lease and a tenancy here?
In Malaysia the distinction turns largely on the length of the term and whether the interest is registrable. It affects your rights and the stamping treatment, so it is worth getting right at the outset.
We already have a signed lease. Can you review it?
Yes. We can review an existing lease and advise on your position, or draft a supplemental agreement if both sides agree to vary it.
Who pays the stamp duty?
That is a matter of agreement between the parties and we will make it explicit in the document rather than leaving it to assumption.
Are your services affordable?
Our transparent fee structure means no billing surprises. Membership unlocks the best rates, but even one-off services are designed to be clear and competitive. You’ll always know what you pay.
